Job Purpose

To identify and secure key real estate/locations for new openings to support business expansion and brand positioning in selected cities.

Strategic Planning
· Strategic planning of sites and real estate portfolio, including site visits, demographic profiling regionally, and site selection
· Coping with the expansion plan, to drive the planning and monitoring the future expansion (the 3 years long range plan)
· Routine review of existing retail portfolio and identifying opportunities for financial growth through investing in additional real estate or closing locations in unprofitable sites
Site Selection, Evaluation & Deal Making
· Identify, secure and negotiate for potential locations according to the strategic growth plan
· Conduct site visits and inspections, understanding & researching of the markets, e.g. comparable rental, lease terms & conditions, demographics, market conditions, competitions, traffic, brand adjacency, customer profiles, etc
· Evaluate and manage existing portfolio
· Lease renewals of closure in line with company’s objectives
· Negotiate for the most favorable terms and conditions for the company, including lease period, rental, rent-free period, landlord’s provision, signage / advertising opportunity, etc.
Lease Execution and Administration
· Manage and direct tenancy administration
· Work closely with landlords, legal & solicitors to negotiate and finalize contractual agreements
Network Building and Key Partners with Internal Teams
· Maintain and solidify excellent relations with major property developers / landlords / agents / government bodies through extensive interactions
· Key point of contact between landlords and internally wit related teams
· Key partner with Retail in preliminary sales projections and Proforma preparation
· Key partner with Real Estate Legal / solicitors in negotiating and finalizing contractual agreements
· Key partner with PSD in store design, fit-out scheme and schedules
· Key partner with Finance regarding managing lease cost, closing stores, opening stores |
